We are Cedonia HIlls Farm in Hunters, Washington on the majestic Lake Roosevelt National Recreation Area. Our farm is divided into three distinct areas: forest and natural areas, income-producing hay fields, and grassy pastures ready for you to farm. We are committed to regenerative farming practices in pursuit of our Organic certification. Our soils are a mineral-rich sandy loam with plenty of organic matter. We own 90 acres of senior water rights. There are limitless opportunities to pursue your farming aspirations in this rapidly growing area. The farm is well suited for market farming including vegetable production, pastured animals, egg production, goat dairy and more. As part of the farm business plan, we are adding a small guest ranch targeting outdoor enthusiasts including horse lovers, fishermen, hunters, and families interested in learning more about the farm experience. It all spells OPPORTUNITY for the right people.

WHO ARE WE
We fell in love with Hunters, Washington the first time we came here to horse camp. We wanted to spend more time here, so naturally, we purchased a 200 acre farm like any normal people would do. It sounds crazy, but we love to work, we love horses, we love animals, we love being outdoors, we love contributing to the community, we love building something sustainable and we love growing things. But we can’t do this all by ourselves.
Our vision for the farm is two-fold: Operate an income generating farm that includes some leased farming enterprise and build a guest ranch that introduces people to regenerative farming and the importance of supporting the small farmer. Oh, and have fun and feel good about what you are doing.

The farm is located in historical Hunters, WA on the Lake Roosevelt National Recreation area prized for its recreational activities, including boating, fishing and hunting, and quiet seclusion. Wildlife is abundant including a large group of Elk that frequents our fields. It's one of those hidden gems with a Montana-like, Big Sky feel. You're only an hour from Spokane which offers all the comforts of a city while retaining the charm of a small town. You’ll join a vibrant small-farm community and learn from “old timers” eager to share their wisdom and knowledge. You won’t find a better opportunity.
Your Farm Dream - Start small, or start bigger, you can lease upwards of 5 to 35 irrigated acres. Not only does your farm opportunity come with irrigation, but the farm includes brand new farm equipment for use when you farm. Use the fenced pastures for animals, bring your horses and ride in the outdoor arena and on the trails, grow your market garden and take advantage and sell your products to a rapidly growing customer base.
Need Other Income? Participate in our hay operation and earn a percentage of the gross sales on our 55 acres of hay. You may also opt to participate in the management of the guest ranch when it opens in 2022. Other income options may also exist for the right people.
WHAT WE WANT
In exchange for housing and farm lease or other partnership, we are looking for people to manage the farm. What does manage the farm mean? At minimum, live on the farm year-round and ensure the farm is secure and safe. Perform routine maintenance on the fence lines, fenced pastures, and the equipment in use. In a perfect world, you would also want to participate in the hay operation and manage the guest ranch where you’d earn extra income. Further details to be discussed, but this is the gist.
WHO WE WANT
The ideal people know this is not just a dream but a passion that takes work and grit. You’re entrepreneurial and you never give up. You’re a farming geek who can’t get enough of the Acres magazine and books about regenerative farming, permaculture, and pastured animals. You get excited when the results of your soil sample comes back. You are steadfast in your commitment to organic and regenerative farming practices. You have farming experience or at least experience in using equipment or a mechanical background and an aptitude to learn humbly and quickly. We would also seek people that would fit well into the community, could successfully network, and enjoy working with people (and horses would be a plus).
